Joseph Rajah

CEO

Joseph founded Joseph Homes in 2008 after years of serial entrepreneurship spanning property, events and NGO work. Starting his first business aged 14, Joseph is yet to have a ‘proper job’. He considers himself completely unemployable by traditional standards, so has no choice but to be CEO.

He has steered the ship through turbulent markets, growing the company dramatically in 10 years. With a focus on creativity, innovation and controlled profitable growth, Joseph is working to build on the company’s success over the next five years.

In his spare time, Joseph works on his cunning plan to have more spare time.

Paul Dipino MRICS

COO

Paul is a member of the Royal Institution of chartered surveyors and has 25 years’ experience in the property industry. He has experienced the market as an agent, developer and investor which helps him take a broad, strategic view of the industry. Paul joined forces with Joseph to form Joseph Homes in 2010.

As COO, Paul makes sure growth is managed effectively by leading the team to innovate and think differently. He is passionate about doing things the right way, from design through to delivery. This principled approach has led the company to multiple industry awards.

Paul is a dedicated outdoorsman, and is always dragging his two young children out climbing, scuba diving and camping with him. Weekends see him on the sidelines at Richmond Rugby club wondering why he wasn’t as good as his son.

Michael Bryn-Jones

MD

Michael has been involved in property for over 30 years with a focus on residential led mixed use development for the last 24 years. Prior to joining Joseph Homes, he spent much of his formative years at St George, part of the Berkeley Group, in the Land and Planning team and rose up through the business to become Group Managing Director.

He has joined Joseph Homes as MD to support the Executive team in delivering the strong growth plans for the business with responsibility for the day to day actions and activities of this dynamic nose to tail business.

When not working Michael enjoys annoying fish and then bragging about the one that got away…

Camilla Di Palma

Office Manager

Camilla has over 10 years’ experience in professional office positions. Her knack for excelling in high-pressure, fast-paced environments allows her to successfully manage administrative duties and client relations.

As Office Manager, Camilla ensures the smooth operation of the office, handling client inquiries, customer care, facilities management and PA duties. She also provides additional support to the wider team as and when required.

A passionate traveller, Camilla is always exploring exotic destinations and far-flung parts of the world. She’s also a keen runner, and gets out and about with her local running club at least once a week.

Christian Nerdrum

Senior Land Manager

Having completed his studies in Ancient History and Law, Christian spent time working in clean energy Private Equity before joining Joseph Homes in early 2011.

Christian’s role is the acquisition of land within the M25 and surrounding areas, with a particular focus on building relationships and sourcing opportunities that continue to drive growth within the business.

When he isn’t playing football or tennis, Christian spends his time keeping abreast of current affairs and sharing his opinions with people who haven’t asked for them.

Craig Carson

Land and Planning Director

Craig is a member of the Royal Town Planning Institute with over 17 years’ development sector experience primarily with St George PLC, part of the Berkeley Group, in Land & Planning and Managing Director roles.

Experience across all aspects of the delivery cycle with a proven track record managing the delivery of major residential led mixed-use developments.  A Chartered Town Planner background with a passion and experience in land acquisition and the successful delivery of robust planning permissions with placemaking at their heart.

Outside the office, Craig enjoys sampling the delights that London’s restaurants and bars have to offer and spends far too much time cleaning his car!

Darryl Bagshaw

Document Controller

Despite her degree in International Politics, Darryl has been working in the construction industry since completing her studies five years ago. With four years prior experience at Laing O’Rourke, Darryl has managed project information on multiple projects including for the renovation of the International Broadcasting Centre in the Olympic Park.

Darryl came to Joseph Homes in September 2017, as Document Controller she brings organisation to the chaos! She is efficient and shows great attention to detail, helping us to deliver quality project information from construction to completion.

On the weekends, you might find Darryl dismantling something in her house, she enjoys getting her hands dirty with a bit of DIY.

David Cole

Project Quantity Surveyor

David has plenty of experience as a Quantity Surveyor, having worked on both high-rise apartment projects and housing developments across London and the Home Counties. He is currently completing an MSc in Commercial Management & Quantity Surveying.

In his day-to-day role, David supports the construction team in all commercial matters, from cost control and risk management to the procurement, negotiation and management of all subcontracting packages.

Saturday afternoons see David getting stuck in on the rugby pitch, while winters take him to the picturesque ski slopes of Europe.

David Miller

Financial Controller

David is a qualified chartered accountant with over 25 years’ experience. Although he has honed his craft in a number of sectors, he has been working in the world of Property Development since 2005.

As Financial Controller, David is responsible for managing the finance team and assisting to the CFO.

Out of the office, David enjoys spending time with his young son and playing cricket in the warmer months. Every now and again, he helps out at his wife’s Thai restaurant – usually as a food taster and wine sampler.

Harry Bridgeman

Associate Land Director

Harry has been with Joseph Homes since 2012, working his way up from Land Buyer to Associate Land Director.

Harry is responsible for the smooth running of the Land Team, with a particular focus on meeting Joseph Homes’ land targets. His exacting attention to detail ensure senior management are always up to date with key acquisition risks and opportunities.

The office gourmand, Harry is always a solid source of culinary recommendations. Just don’t mention his choice of restaurant for the 2016 Christmas Party…

Jacqueline Devis

Head of Design and Technical

A qualified architect, Jacqueline has over 20 year’s experience working on large and small scale mixed use high end residential schemes, including one of the great regeneration opportunities sites of London.

In Jacqueline’s current role as Head of Design and Technical, Jacqueline enjoys leading her team with a solution driven approach, a detailed understanding of design and a strategy to delivery successful schemes, ensuring that the Joseph Homes design led philosophy is maintained at all times

In her spare time Jacqueline enjoys painting and sculpture, catching up with friends outdoors or over a nice meal.

John Smedley

Commercial Director

John has worked in the UK property and construction sector for nearly 20 years.  He has developed his experience in a variety of areas spanning road, rail, air, and commercial and residential property.

In his current role as Commercial Director, John manages the commercial function of Joseph Homes from concept and planning right through to the final sale. His positive attitude and drive to reach and exceed targets make him a real asset to the business.

In his spare time, John loves spending time with his two young daughters. He also loves taking the family to new destinations around the world – preferably places with golf courses.

John Stebbings

Commercial Lead

John has over 20 years’ experience in the construction industry. He has worked for some of the largest contractors and developers in the UK, as well as completing a large hotel and residential development internationally.

In his current role, John is responsible for overseeing the commercial aspects of the developments, managing the site commercial teams to ensure timely procurement and stringent control of costs.

John spends his spare time travelling and sampling as many new cultures and cuisines as he can. Also a keen golfer, he’s boldly trying to return to his single figure handicap.

Jon Hare

Land Manager

Jon spent the early part his career working for a land trader. This professional experience, paired with his degree in Architecture, allows him to efficiently appraise the potential of new sites and quickly identify purchase opportunities.

At Joseph Homes, Jon sources land within London and manages the acquisition process. His attention to detail and knowledge of the planning process make him an integral player in the Land Team.

Always up for some friendly competition, Jon spends his free time on the golf course, the cricket field, or out on his road bike. When he’s not playing sport, you’ll probably find him out and about in London, either socialising with friends or simply exploring the city.

Josh Cramer

Land Buyer

After graduating from the University of Bristol, Josh spent four years in the Land team at an East London agency, where he successfully acquired numerous properties off-market for some of London’s leading developers and investors.

Josh joined the Joseph Homes team as a Land Buyer in 2019. In his role, Josh supports the Land department, helping to source and secure development sites throughout the South East.

Outside of the office, Josh enjoys travelling, cooking, and exploring the pubs and restaurants of South London.

Lara Barrabes

Technical Manager

Lara holds a Building Engineer degree from Polytechnic University of Valencia in Spain; she has over 12 years’ experience working in high-end luxurious residence, hotels and listed buildings. She started her career in Spain and has worked overseas in Africa, and five years ago moved to London looking for new challenges.

In her current role as a Technical Manager, Lara fosters an environment of teamwork and ensures to bring together architects, structural engineers and service engineers, along with specialist designers, with the aim of producing a coordinated design.

When she is not working, Lara loves traveling to discover new places and hanging out with her friends. She also likes to read and go to the gym.

 

Mike Stott

Development Director

A qualified architect and project manager, Mike brings an in-depth understanding of the full project lifecycle, with a particular focus on project structuring and quality of design through the land, planning and delivery stages.

He has worked to deliver numerous developments over a career in the industry spanning 30 years, covering high-profile super prime residential projects, key worker and affordable housing, office and hotel schemes, amongst others.

Mike has significant London and overseas experience and a military background which supplements his professional credentials.

Poppy Williams

Sales Advisor

Poppy has 30 years of varied customer facing and sales experience. After running her own coffee bars both at events and in Streatham Hill she decided to return to gainful employment in property, initially in Dubai and then working for a larger PLC house builder.

In her current role she communicates with potentially interested parties at all our future developments, but will soon be based in our sales and marketing suite in Balham where she will drive sales and build relationships with our purchasers, guiding them through the purchase of their new homes.

Away from work, you can often locate her on her yoga mat or out on her mountain bike in the Surrey countryside. Her alter-ego would be working as a crane operator & driving a monster truck. She is at home on a building site.

Steve Haines

CFO

Steve has over 30 years’ experience in property development. Working at board level in Financial, Commercial and General Management roles, he has extensive experience in helping developers grow from a strategic and operational focus.

As CFO, he is responsible for the financial infrastructure of the group, ensuring we reach our objective of controlled profitable growth. He can often be heard requesting focus upon the detail, whilst offering sage advice which goes with the grey hair.

Outside of work, he is a season ticket holder at Millwall which he attends with his daughters and nephew. He enjoys travel and is trying to learn about wines.

Terry Rood

Non-Exec Director

Terry is an Engineer by profession and has over 40 years hands on experience in both contracting and developing.

The last 25 years being at “Board Level” of major Contractors and Residential Developers.

In his current role as a Non Exec. Director, Terry brings to the Company, a safe pair of hands, offering extensive knowledge and advice at both the front end and during the construction process, on construction methodology, construction planning and commercial and contractural matters.

In his spare time, Terry is very much a family man, but enjoys cultural travel, the Theatre, most sports, particularly golf, when time is available.
